The bidding wars are over. Buying a home near Fort Hood in 2026 means nearly half of sellers are paying closing costs and buying down interest rates. We will show you exactly which ones — and structure the offer so it lands on your monthly payment.

If you sat out the last few years waiting for the frenzy to stop, it stopped. Homes sit long enough to inspect. Prices have flattened. And sellers are negotiating again.
In June 2026 the typical Killeen home sold for $234,872, down 3.3% year over year, per Redfin. Statewide, Texas is carrying 5.2 months of inventory, which the Texas Real Estate Research Center calls a market "further shifting balance toward buyers."
The honest trade-off: rates are higher than the 3% era, and we are not going to pretend otherwise. But you cannot renegotiate a price you already overpaid, and you cannot un-waive an inspection. You can refinance a rate. That asymmetry is the whole argument for buying now.
Here is the lever most people buying a home near Fort Hood never pull. A seller who will not drop the price another $8,000 will often spend $6,000 buying your rate down, because it closes the deal without resetting their comps. You get a lower payment. They get a clean sale.
The seller funds an escrow that subsidizes your payment for two years. On a $250,000 VA loan at a 6.5% note rate:
| Period | Rate | Principal & interest | You save |
|---|---|---|---|
| Year 1 | 4.50% | $1,266.71 | $313.46/mo |
| Year 2 | 5.50% | $1,419.47 | $160.70/mo |
| Year 3 on | 6.50% | $1,580.17 | — |
Cost to the seller: about $5,690. Cost to you: nothing.
Instead of a two-year subsidy, the seller pays points to cut your rate for the life of the loan. One point costs 1% of the loan and lowers the rate roughly 0.25%, per Bankrate.
| Monthly P&I | Over 30 years | |
|---|---|---|
| 6.50% — no buydown | $1,580.17 | — |
| 6.00% — 2 seller-paid points | $1,498.88 | $29,266 saved |
This is the number that should decide it. If you paid $5,000 for those points, your break-even is 61 months. When the seller pays, your break-even is day one. Same discount, zero risk.

Most buyers hear "4% cap" and assume that is everything a seller can contribute. It is not, and the difference is worth thousands.
Under VA rules, a seller can pay your customary closing costs — origination, appraisal, title, recording — with no limit at all. The 4% cap applies only to concessions beyond those.
| Counts toward the 4% | Does not count |
|---|---|
| Your VA funding fee | Loan origination fees |
| Temporary or permanent buydowns | Appraisal fee |
| Paying off your credit cards or car loan | Title insurance |
| Prepaid taxes and insurance | Recording fees |
On a $250,000 home, 4% is $10,000. The 2-1 buydown above used roughly $5,690 of it, leaving room to also cover your funding fee — 2.15% for most first-time VA users, and waived entirely if you receive VA compensation for a service-connected disability.
Stack it correctly and a seller can pay your closing costs, buy your rate down, and cover the funding fee. That combination is the strongest argument for buying a home near Fort Hood this year rather than next. We negotiate this structure constantly. See our buyer resources.

| Paygrade | E-4 | E-5 | E-6 | E-7 | O-3 |
|---|---|---|---|---|---|
| 2026 BAH | $1,662 | $1,695 | $1,920 | $2,070 | $2,340 |
Against the $250,000 example, with estimated escrow of about $588 a month for taxes and insurance:
| Scenario | Estimated total payment |
|---|---|
| Year 1 with seller-paid 2-1 buydown | ~$1,855 |
| Permanent buydown to 6.0% | ~$2,087 |
| No buydown at 6.5% | ~$2,168 |

Texas voters approved Proposition 13 in November 2025, raising the school district homestead exemption from $100,000 to $140,000. And a veteran rated 100% disabled or individually unemployable pays no property tax at all on their Texas homestead. Not a discount — the entire bill. For a 100%-rated veteran buying that $250,000 home, the $337 monthly tax line disappears.
Commute, schools and price per square foot vary a lot across the area, so buying a home near Fort Hood is really six different decisions depending on which side of the post you land on.

If rates fall, the buyer leverage goes with them. Concessions shrink, homes move faster, multiple offers return. Buying while sellers still negotiate and refinancing later captures both. Just do not buy assuming a refinance is guaranteed.
Unlimited toward your customary closing costs, plus up to 4% of the sale price in concessions such as a rate buydown, your funding fee, or paying off debt. On a $250,000 home that is $10,000 on top of closing costs.
Permanent, in most cases, if you plan to keep the home past five years. The 2-1 gives a bigger cash-flow cushion in years one and two, which suits a buyer expecting a promotion or a short tour. Call us and we will model both against the specific house.
Not for a VA loan with full entitlement. Zero down remains the biggest advantage of your benefit, and when the seller covers closing costs, many of our clients close for very little out of pocket.
Nobody can promise that either way. What is knowable is today's leverage: a seller-funded buydown lowers your payment for as long as you own the home, and it is on the table right now. Timing the bottom is a guess. Negotiating a concession is not.
