The Buyers Representation Agreement is the document that decides whether your real estate agent works for you, or for the seller across the table. Here is why we will never show you a home until we have signed one with you.
A short message above. A longer conversation below. Both on representation, the Buyers Representation Agreement, and the simple reason we will not work with a buyer until one is signed.
Every Texas real estate licensee is required to give you a one-page document called the Information About Brokerage Services, the IABS. It is a legal disclosure mandated by the Texas Real Estate Commission. You have probably signed one before.
What the IABS exists to tell you, in plain language, is this: an agent showing you houses is not automatically working for you. Without a written Buyers Representation Agreement, that agent may legally represent the seller, the listing brokerage, or no one at all. You may be a customer, not a client. The difference between those two words is the difference between someone who owes you a fiduciary duty and someone who does not.
Homevets Realty has a firm rule, written into our brokerage policies and held by every agent on our roster. We will not show, advise, or negotiate on behalf of a buyer until a Buyers Representation Agreement is signed.
This is not a sales tactic. It is the opposite. An unrepresented buyer is, by definition, a buyer we could legally take advantage of. We could extract information from them. We could steer them toward our own listings. We could allow them to overpay. We could withhold concerns we should be raising. A signed agreement makes all of that impossible. It binds us to you.
Seven sections we walk through, line by line. The Buyers Representation Agreement is not a document we hand you to sign in a parking lot. We sit down at our office, your kitchen table, or a quiet coffee shop, and we go through every section. Here is what we cover.
From a single tour to a thirty-day search to the full duration of your home hunt. We can write it short. We can write it open-ended. The length is yours to set, with full transparency on what each option means for both of us.
Killeen. Harker Heights. Copperas Cove. Belton. Temple. Nolanville. Salado. Or wherever in Central Texas your boots are planning to land. The agreement is bounded by the geography you choose, not the geography we prefer.
Single-family. Townhome. New construction. Investment property. VA-eligible. Your price ceiling, your minimum bedrooms, your dealbreakers. The agreement is scoped to your search, not a blank check on every transaction in our zip code.
This is the most misunderstood section of any Buyers Representation Agreement, and the most important. After the 2024 industry-wide changes to how buyer agent compensation is offered and disclosed, transparency here is non-negotiable. We will show you exactly what we are paid, where it comes from, what the seller may or may not contribute, and what (if anything) appears at closing on your side. No surprises. Ever.
Property search and curation. Showings. Comparative pricing. Offer strategy and negotiation. Inspection coordination. Lender introductions. Title and survey review. Closing oversight. Post-closing support. The full scope of what your representation buys you, itemized so nothing is left to assumption.
Because Homevets Realty actively lists properties, the agreement covers what happens if you want to buy one. Texas law has a specific framework called intermediary status, and we will walk you through how it works, what protections stay in place, and how separate associates are appointed so neither side loses representation.
The conditions, the notice, the timing. If we are not the right fit, you have a way out. If circumstances change, we have a way out. Built into the agreement before either of us signs it. A representation that cannot be ended cleanly is not representation worth signing.
The instant the Buyers Representation Agreement is signed, you stop being a customer and become a client, and Texas real estate law immediately binds us to six legal duties. We follow the framework most agents learn as OLD CAR.
We follow your lawful instructions, even when we would advise differently. The decision is yours. The execution is ours.
Your interests come before ours. Always. Including before our own commission, our office preferences, or any other party at the table.
We tell you what we know that materially affects your decision, even when it costs us the deal. Especially then.
What you share with us stays inside the agreement. Your motivation, your numbers, your strategy. None of it leaves our table.
Your money, your documents, your records. Protected, traceable, handled to the standards Texas brokerage law requires.
Professional judgment. Professional skill. The diligence of an agent who knows that one transaction can change a family's life.
Confidentiality is the duty most often promised and least often understood. When you sign a Buyers Representation Agreement and become our client, the law obligates us to protect specific categories of information, and to never use them against you, share them with the seller side, or disclose them to any third party without your consent.
The only exceptions are the ones the law itself carves out. Known material defects we discover and cannot legally conceal. Fraud we cannot participate in. Illegal acts we cannot ignore. Texas requires that level of disclosure of every licensee, regardless of whom they represent. Everything else, your story, your strategy, your business, stays at our table.
We do not believe in surprise paperwork. The Buyers Representation Agreement we ask you to sign is the standard Texas REALTORS Residential Buyer / Tenant Representation Agreement, Long Form, published by Texas REALTORS and used by licensed brokers across the state.
You can read every word of it before our first conversation. No login. No email gate. Just the agreement itself, exactly as it will appear at our table.
Many of our buyers are active-duty soldiers from Fort Hood, transitioning veterans, military spouses, and first-time buyers using a VA loan. People who move on orders. People with a clock running. People who deserve to know, without question, that the agent across from them is on their side of the table.
That is the gap we built Homevets Realty to close.
We will walk through the Buyers Representation Agreement together. Every line, every clause, every question answered. No pressure. No commitment until you understand exactly what you are signing and why.
