Real Estate Agent Referral Program: Earn 25% at Closing

Send us anyone moving to the Fort Hood area — military families on PCS orders, past clients, out-of-area buyers, friends and family. We handle the transaction, keep you in the loop, and pay your referral fee broker to broker when it closes.

You cannot follow every client to every market. But you should not lose them either — and you should not lose the income that comes with them.

Our real estate agent referral program is simple: refer a buyer or seller who is moving to or from the Fort Hood area, and when the transaction closes you receive 25% of our gross commission, paid broker to broker. No fees to join, no exclusivity, no catch. You keep the relationship; we do the work here in Central Texas. This page explains exactly how the referral works, who to send, what your client experiences, and the paperwork that protects both of us.

Killeen, Harker Heights, Copperas Cove, Belton, Temple, Salado and Nolanville — the Fort Hood corridor is what we do all day.

Quick Answers About Our Real Estate Agent Referral Program

How much does the agent referral program pay?
25% of the gross commission Homevets Realty earns on the closed transaction, confirmed on a signed CRS Referral Agreement before we contact your client. Download the CRS Referral Agreement (PDF).
When do I get paid?
At closing. The fee is disbursed broker to broker from the closing statement, so you are not waiting on an invoice cycle after the fact.
Who can earn a referral fee?
Any actively licensed real estate agent or broker, in Texas or any other state. The fee is paid between brokerages, which is how state law requires it to work.
Does the agent referral program cost anything to join?
No. There are no sign-up fees, dues, quotas or exclusivity requirements. Send one referral a decade or one a month.
What if my client is not ready to buy yet?
Send them anyway. We nurture long-horizon clients — soldiers with orders nine months out, sellers waiting on a spring market — and your referral agreement stays in force through the closing.

How Our Real Estate Agent Referral Program Works

Our agent referral program runs on five steps, and only the first one is yours.

  1. Fill out the CRS Referral Agreement

Download the CRS Referral Agreement (PDF), fill in the client, both offices and the fee percentage, sign it and email it to [email protected]. Not near a printer? Send the details by form, call or text and we will prepare the agreement for you the same day.

  2. We countersign and send it back

Before we contact the client, you have a fully executed broker-to-broker agreement in hand showing the 25% fee. Nothing in this real estate agent referral program runs on a handshake, and nothing starts until the agreement is signed by both offices.

  3. Your client hears from a real person within 24 hours

Not an auto-responder. A licensed Homevets agent calls, introduces themselves as the agent you chose for them, and starts with their situation rather than a listing feed.

  4. You get updates at every milestone

First appointment, contract, option period, appraisal, closing date. You referred a client, not abandoned one, and you will be able to answer when they text you asking how it is going.

  5. Your fee is paid when the sale closes

The CRS Referral Agreement says it plainly: when the sale is consummated we send the agreed percentage, with the details of the sale enclosed. The payment goes to your broker, and your brokerage pays you under your own agreement.

The agent referral program runs both ways. If one of our Central Texas clients is moving to your market, we will send them to you on the same terms. Agents who refer to us go on the short list we call first, and we would rather build ten relationships than run a hundred one-time transactions.

What 25% Actually Pays on a Fort Hood Transaction

Round numbers, so you can see the mechanics of the agent referral program rather than a marketing promise.

Example: a $320,000 purchase

Sale price$320,000
Commission to Homevets Realty at 3%$9,600
Referral fee at 25% of gross commission$2,400
Paid to your brokerage at closing$2,400

Illustration only. Commissions are negotiable and are not set by law or by any association; your actual fee depends on the commission earned in that transaction and on your own brokerage's split.

Two or three referrals a year through an agent referral program like this one, from clients you could not serve anyway, is real money for a phone call and an introduction. And a military referral is rarely a one-time event: the family that PCSes in will PCS out in three years, and that second transaction comes back through the same agreement.

Who to Refer to Our Real Estate Agent Referral Program

If they are moving to, from or within the Fort Hood corridor, they belong in the agent referral program.

01

Military families on orders

Soldiers and families PCSing to Fort Hood, plus those retiring or separating here. We live in VA loans, BAH math and report dates — see our guidance for military officers and our VA loan Fort Hood guide.

02

Past clients relocating

The buyer you helped five years ago who just got a job in Temple or Belton. You stay their agent for life; we handle the Texas side of it.

03

Out-of-area agents' clients

Houston, Austin, San Antonio and DFW agents refer here constantly, because the Fort Hood market prices and appraises differently than a metro market does.

04

Friends and family

The people you do not want to hand to a stranger. If you are licensed, a referral fee applies; if you are not, we will still take care of them — see the rules below.

05

Investors and landlords

Rental demand around the installation is its own discipline. Start with our read on the Killeen rental market.

06

Clients you cannot serve right now

Too far, too busy, too far outside your lane, or a price point that does not work for your business. A referral beats a lead you never call back.

“A referral is the highest compliment in this business. We treat it like you are standing in the room, because in a sense you are.” Jose Segarra, Broker-Owner, Homevets Realty

Why the CRS Designation Matters in an Agent Referral Program

When you refer a client, you are lending out your judgment. So look at the credential behind the brokerage. Our broker-owner holds the Certified Residential Specialist (CRS) designation from the Residential Real Estate Council, which the council describes as the industry's most respected credential for residential real estate, earned through advanced education and proven production rather than a weekend class.

He also holds the GRI and the Military Relocation Professional (MRP) certification, has been licensed in Texas since 1994, and served ten years in the Army plus three terms as Mayor of Killeen. Practically, that means your client is working with a brokerage whose owner answers his own phone and whose reputation in this town is not theoretical. Referral relationships are exactly what the CRS network is built for, and it is the standard we hold our own agents to.

The form we use is the CRS Referral Agreement — the same one-page document CRS designees use with each other nationwide, not a form we wrote ourselves. It asks for the client's name and contact details, whether it is a buying or listing referral, the buyer's target area, price range, household size and timeline or the listing's address and specs, the sending and receiving office and broker, a taxpayer ID for the payee, and the referral fee percentage. Its own terms state that when the sale is consummated the receiving office sends the agreed percentage and encloses the details of the sale with the check.

Agent Referral Program Paperwork and the Rules on Fees

Referral fees are regulated, and running an agent referral program correctly protects your license as much as ours.

What we will not do

  • Recruit the agent who sent us a client
  • Market to your client after the transaction without telling you
  • Change the fee after the referral agreement is signed
  • Take a referral we are not the right brokerage for

What you can count on

  • Written terms before first contact
  • Milestone updates you do not have to chase
  • Payment at closing, broker to broker

Send the name and the timeline and we will have a countersigned agreement back to you today, or send us the CRS Referral Agreement already filled in. If you would rather size us up first, get the broker on the phone — that is a reasonable thing to ask before you put your reputation on a referral.

Real Estate Agent Referral Program FAQ

The questions agents ask before they send us the first one.

How much does Homevets Realty pay in its real estate agent referral program?

25% of the gross commission Homevets Realty earns on the closed transaction. The amount is stated on a signed CRS Referral Agreement before we contact your client, and it is paid broker to broker when the sale closes. You can download the CRS Referral Agreement here.

When does the agent referral program pay the fee?

At closing, from the closing statement, broker to broker. You are not waiting on a separate invoice cycle, and you receive the closing detail for your own records.

Do I have to be a licensed agent to receive a referral fee in Texas?

Yes. Texas law allows compensation for real estate brokerage activity only to actively licensed license holders, and referral fees are paid between brokerages. If you are not licensed, we cannot pay you a fee, but we will still take excellent care of anyone you send us.

Can out-of-state agents use the agent referral program?

Yes, and many do. An active license in any state qualifies. Your broker signs the referral agreement, the fee is paid to your brokerage at closing, and your brokerage pays you under your own agreement. You do not need a Texas license to be paid a referral fee.

What happens if my client takes two years to buy?

Nothing changes. Long timelines are normal with military clients and with sellers waiting on a market. The referral agreement governs the transaction whenever it closes, and we keep you posted rather than letting the relationship go quiet.

Will you try to recruit the agent or the client I refer?

No. Referring agents are not recruiting targets, and your client is your client. Agents who want to explore joining us come to us through joinourveterans.com on their own.

Disclosure. Referral fee terms are set on a signed broker-to-broker CRS Referral Agreement for each referral; the 25% figure describes our standard program and the dollar example above is an illustration, not a quote. Commissions are negotiable and are not fixed by law or by any association or MLS. Referral fees may be paid only to actively licensed real estate license holders, through their sponsoring broker, consistent with the rules of the Texas Real Estate Commission and the licensing law of the referring agent's state.
