7% Mortgage Rates Are Back: What’s Next for the Killeen Housing Market

The 30-year fixed just crossed 7% for the first time since early 2025. Here is what 7% mortgage rates really cost a Fort Hood area buyer, what they mean for your home’s value, and the moves that still work — from a veteran-owned brokerage with 5,000+ closings in Central Texas.

Seven percent is a psychological line more than a financial cliff. The families who understand the difference are the ones who will get the best deals in Central Texas this fall.

When 7% mortgage rates returned last week, the national headlines sounded like a warning siren. The Wall Street Journal’s video “Mortgage Rates Hit 7%: What’s Next for the Housing Market?” asked the question every buyer and seller is asking. We have been answering it in Killeen, Harker Heights and Copperas Cove since 2005, and our answer is less dramatic and more useful: the rate changed, the playbook did not. 7% mortgage rates reward preparation, not panic.

7% mortgage rates and what they mean for Killeen and Fort Hood home buyers and sellers in 2026
The 30-year fixed averaged 7.03% for the week ending September 24, 2026.

Quick Answer

What do 7% mortgage rates mean for the Killeen housing market? Freddie Mac’s weekly survey put the 30-year fixed at 7.03% on September 24, 2026, up from 6.95% the week before and 6.30% a year ago. On the Killeen-Temple metro median sale price of about $273,000, that adds roughly $132 a month in principal and interest versus last year and removes about $19,800 of buying power at the same budget. The local market is already balanced to buyer-leaning, with 5.9 months of supply and homes taking about 87 days to sell. Buyers gain negotiating room and access to seller-paid buydowns; sellers who price to today’s comps still sell. VA-eligible buyers near Fort Hood keep the strongest hand: zero down and no monthly mortgage insurance.

Key takeaways on 7% mortgage rates

  • 7% mortgage rates are a headline, not a wall. The move from 6.95% to 7.03% costs about $14 a month on a median-priced Killeen area home.
  • The year-over-year change is the real story — about $1,584 more per year in payments than last September.
  • Inventory is on the buyer’s side. 5.9 months of supply means sellers compete for you.
  • Sellers still win with pricing and preparation, and with buydown concessions instead of big price cuts.
  • Nobody can time rates. Buy the house and the payment; refinance the rate later if it drops.

Why 7% mortgage rates came back

Mortgage rates do not come from the Federal Reserve. They follow the 10-year Treasury yield and the price investors will pay for mortgage-backed bonds. When inflation stays sticky and the economy keeps growing, investors demand a higher yield, and your 30-year rate climbs with it. That is what happened this month. The Fed raised its benchmark rate on September 16, the first increase since 2023, and bond yields had already been climbing for weeks in anticipation. We covered that decision in detail in our post on the Fed rate hike and Killeen buyers and sellers.

Freddie Mac’s own summary of the week was notably calm: the housing market “remains supported by a solid labor market and an economy that is growing at a healthy rate.” In other words, 7% mortgage rates are partly a symptom of a strong economy, not a collapsing one. Jobs and incomes are what actually keep a housing market standing, and in the Fort Hood corridor the largest employer is not going anywhere.

What 7% mortgage rates cost a Killeen buyer

Headlines quote percentages. Families live on monthly payments. Here is the math on a $273,000 loan, which is close to the Killeen-Temple metro median sale price for the first half of 2026, on a 30-year fixed with no down payment (the way most of our VA buyers finance).

RateMonthly P&I on $273,000vs. 6.30%Per year
6.00%$1,637−$53−$636
6.30% (a year ago)$1,690——
6.95% (last week)$1,807+$117+$1,404
7.03% (today)$1,822+$132+$1,584
7.50% (if rates keep rising)$1,909+$219+$2,628

*Principal and interest only. Property taxes, homeowners insurance and HOA dues are additional — run your own numbers on our mortgage calculator.

Two lessons come out of that table. First, crossing the 7% line itself barely matters: the jump from 6.95% to 7.03% is about $14 a month. Second, the twelve-month drift is real. The $1,690 payment that bought a $273,000 home last September buys about $253,000 today. That is roughly $19,800 of purchasing power lost to 7% mortgage rates and the climb that led up to them.

The good news is that Central Texas prices have not run away. The Killeen metro median sale price averaged about $273,000 in the first half of 2026, down 0.7% from a year earlier, while prices in Austin and most coastal duty stations remain far higher. For a soldier arriving on PCS orders, Fort Hood is still one of the most affordable places in the Army to own instead of rent.

What’s next for the Killeen housing market

No one can tell you where rates will be in six months, and we will not pretend to. What we can tell you is how 7% mortgage rates are landing in the local market right now, because that is what decides your price and your leverage.

Active listings3,430−2.1%: inventory is flat

Put that together and the likely path for the next few months looks like this. Prices hold roughly flat, because fewer owners are listing (many are sitting on 3% loans they do not want to give up) and that shortage offsets weaker demand. Homes take longer to sell, and the gap widens between well-priced, well-prepared listings and everything else. Seller concessions stay common. And if 7% mortgage rates ease back into the 6s, the buyers who were waiting return all at once and compete for the same thin inventory.

“Waiting for rates to fall is a bet that prices will not rise when they do. In our market that bet has lost more often than it has won.”

7% mortgage rates and home buyers: where your leverage is

7% mortgage rates create a negotiating market. With nearly six months of supply, the buyer is no longer asking permission. Here is what that looks like at the closing table.

What gets harder

  • Debt-to-income ratios tighten, so pre-approvals shrink
  • Each 0.25 point adds about $46 a month on $273,000
  • Adjustable loans and HELOCs reprice quickly

What gets easier

  • Fewer competing offers and more time to decide
  • Sellers pay closing costs and buydowns again
  • 7% mortgage rates thin out investor competition
  • Repair requests get taken seriously

Ask for a buydown before a price cut

A seller-paid 2-1 temporary buydown lowers your rate by two points in year one and one point in year two. On a $273,000 loan at 7.03%, that saves about $351 a month in year one and $180 a month in year two — roughly $6,400 total. The same $6,400 as a price reduction would lower your payment by only about $43 a month. When 7% mortgage rates are the problem, attack the rate.

Use the benefit you earned

If you are active duty, a veteran or an eligible surviving spouse, the VA home loan is still the strongest financing in the country: no down payment within your entitlement, no monthly mortgage insurance, a funding fee waived for veterans receiving service-connected disability compensation, and the IRRRL streamline refinance when rates fall. VA rates also typically price below conventional. Start with our home buyers guide, see how Homes for Heroes can add savings at closing, and browse homes for sale across Bell and Coryell counties.

Rates move. Strategy is what you control.

7% mortgage rates and home sellers: pricing wins

Sellers feel 7% mortgage rates through the buyer’s payment. Every quarter point trims the pool of families who qualify for your house, and the ones who remain compare harder. Three things decide how you come out.

  • Price to closed sales, not to hope. A listing priced right in week one beats a listing reduced in week six, almost every time. Request a street-level analysis through our home value tool.
  • Prepare like it is a competition, because it is. With 87 days on market as the median, condition, photography and a pre-listing inspection separate the homes that sell from the homes that sit. Our home sellers guide walks through it.
  • Offer a buydown instead of a big reduction. It costs you about the same, moves the buyer more, and protects the comparable sales in your neighborhood.

If you bought in 2020 or 2021 on a VA loan in the 3% range, your loan may be assumable by a qualified buyer. With 7% mortgage rates on every new loan, that is a genuine marketing feature, and we know how to put it in front of the right people.

Five smart moves to make now

  1. Refresh your pre-approval

A letter written before 7% mortgage rates returned overstates what you can buy at 7.03%. Update it before you tour so you shop at a number that will close. Start here.

  2. Shop the payment, not the price

Decide the monthly number you are comfortable with, including taxes and insurance, and search backward from it on our map search.

  3. Negotiate the rate

Seller credits toward a buydown or closing costs are widely accepted while 7% mortgage rates last. Ask for them.

  4. Sellers: price to the first two weeks

The first 14 days bring your strongest buyer traffic. Price for that window, not for where you hope the market goes.

  5. Stop trying to time rates

You can refinance a rate later. You cannot refinance the price you paid or the rent you spent while waiting.

PCSing to or from Fort Hood? Your report date is set by orders, not by 7% mortgage rates. What changes is how you negotiate. Explore Killeen, Harker Heights and Copperas Cove, or meet our agents — many of them have made the same move themselves.

Frequently asked questions about 7% mortgage rates

Are 7% mortgage rates high by historical standards?

Not really. Freddie Mac’s survey has averaged close to 7.7% since it began in 1971. Rates feel high today because buyers compare them to the 3% loans of 2020 and 2021, which were the historical exception. The more useful comparison is to last year: at 6.30%, a $273,000 loan cost about $132 a month less than it does at 7.03%.

Will mortgage rates go down in 2027?

Nobody knows, and anyone who says otherwise is guessing. Rates will follow inflation, jobs data and the 10-year Treasury yield. What we do know is that when rates fall, buyers who waited return quickly and competition pushes prices up. Buying when the payment works and refinancing later if rates drop is usually the stronger position.

Should I wait to buy a home in Killeen until rates drop?

Only if the payment does not work today. With 5.9 months of supply in the Killeen metro, buyers currently have negotiating room, seller concessions and time to decide — advantages that tend to disappear when rates fall. If you plan to stay at least a few years and the payment fits, today’s market can be the better deal.

Do 7% mortgage rates affect VA loans?

VA rates move with the same bond market, so they rise too, but they typically price below conventional rates because of the VA guaranty. VA buyers also avoid the down payment and monthly mortgage insurance, which often matter more than the rate. That makes VA-eligible buyers near Fort Hood some of the best-positioned buyers in the country while 7% mortgage rates persist.

Is now a bad time to sell my house near Fort Hood?

It is a pricing-sensitive time, not a bad one. The Killeen metro median sale price is essentially flat year over year, and fewer new listings means less competition for well-prepared homes. Price to recent closed sales, prepare the home properly, and consider offering a rate buydown rather than a large price cut.

How much does a quarter point change my payment?

On a $273,000 30-year loan near today’s rates, each 0.25 percentage point adds or subtracts about $46 a month in principal and interest, or roughly $550 a year.
